The aim of home staging is to transform the property with a minimal financial input, by improving the presentation and making it more appealing for buying or renting. Both individual and business customers (property agencies, private companies, offices of public interest) would find the service very beneficial.

Market research shows that home staging and transformation services are responsible for an average 10% increase in an offer price at the property market in Poland; as well as cutting the sales time by 40%!!!

Project stages

1. Initial meeting
It concentrates on establishing the needs and preferences of a client and gathering information required to start the design work. The investor describes their expectations, décor, finishing materials and preferred style of garden/interiors. The scope of the project is agreed, the designer’s responsibilities are discussed, project price is negotiated and an agreement is signed.

2. Stocktaking and photographic evidence
it is conducted by the designer or in certain circumstances by the client (in case of offering long distance design services with digital delivery).

3. Functional and spatial concepts (two-dimensional model)
Designs are in relation to furniture/white goods positioning into the area, establishing communication tracts, planning partitions and plaster divisions. Initial electric, water and sanitation planning takes place. Proposal of finishing materials and décor is drawn.

4. 3D visualisation
A chosen functional and spatial concept is presented in a three-dimensional layout, including suggested décor, lighting, furniture and furnishing. The client expresses their views and the designer makes the necessary corrections. The end effect of this stage creates a basis for drawing a technical design.

5. Technical design with execution specification

The design includes:

  • project description
  • drawing/computer visualisation
  • technical drawings – projection, cross-section, walls’ view – furniture positioning with sizing, construction of recessed ceilings, partitions and architecting details of divisions, layout of electrical, water and sanitation systems, details of finishing and assemble specifications, e.g. regarding execution of tiling.
  • detailed specification of materials used in the project (shopping list, quantities, manufacturers)

Upon request we may prepare a comprehensive costing analysis of the investment (cost of construction materials, labour, pricing and supplier details for particular elements of furniture/furnishings used in the project). The client may wish to authorise Ars Decori to make purchases on their behalf, negotiate prices and discounts with suppliers and monitor deliveries.

6. Execution and supervision
We recommend our own team of craftsmen. Our long term cooperation with the execution team on many projects gives us confidence in the quality and the reliable implementation of the design. However, should the client wish to employ their own craftsmen, Ars Decori would be delighted to offer their services in relation to the copyright supervisory.

According to individual arrangements with our clients we may engage in renovation projects of a very comprehensive nature, or only chosen certain stages of a bigger construction. The project pricing depends on a size of the space in design, location of the project, specification requirements agreed with the client and a level of the designer’s involvement.
